About Us

Two brothers. One company. Better bathrooms in Chicago.

Kennedy Construction is a family business. Justin runs every project. Tyler built the systems behind the scenes. Together, we're fixing the part of remodeling that most contractors ignore: the experience before construction starts.

Our Story

Why we started this.

Most contractors won't talk numbers until they've visited your home, sometimes twice. We think that's backwards. The price should be part of the first conversation, not the reward for sitting through one.

So we built our process around the estimate. Fill out our online quote form, and our licensed GC reviews your project and sends a preliminary price range within 24 hours. Labor and materials are separated, so you see where your money goes before any meetings happen.

We believe a great remodel begins before the first nail gets pulled. When you understand what you're getting, what it costs, and what the timeline looks like, the whole project runs smoother. For you and for us.

We remodel bathrooms across Chicago and its suburbs, powder rooms to primary suites, for homeowners who want a straight answer before they commit to anything.

Justin Kennedy

Licensed General Contractor

Justin is a Chicago firefighter and a licensed general contractor with over 10 years of remodeling experience. He's gutted and rebuilt hundreds of bathrooms across the city and suburbs.

On a Kennedy Construction project, Justin handles everything: the initial consultation, the design walkthrough, material selection guidance, trade coordination, and day-of-construction oversight. Your project manager and your general contractor are the same person.

His approach: under-promise, over-deliver. He pads every timeline by a day or two because surprises happen behind walls. After demo, he walks you through anything unexpected (old plumbing, moisture damage, framing issues) before work resumes. No hidden change orders. No "we found something" phone calls that double your bill.

Tyler Kennedy

Operations & Digital Experience

Tyler is a UX design lead by trade. He built Kennedy Construction's digital systems: the website, the quote intake process, and the automation that keeps your project moving between steps. He designed the customer experience to feel like what remodeling should be, but rarely is.

Tyler doesn't swing hammers. He makes sure the process from your first click to your final walkthrough is clear, organized, and honest.

Our Process

How a Kennedy Construction project works.

  1. Day 1

    Quote request

You fill out our intake form with your scope, finish preferences, photos, and contact info. Takes about 5 minutes.

  2. Within 24 hours

    Preliminary estimate

We review your submission and send a PDF with your scope summary and expected investment range. This gives you a number to work with before any meetings.

  3. Step 3

    Zoom walkthrough

If the estimate fits your budget, we schedule a Zoom call. We walk through your project, answer questions, and talk through material options in your Finish Pack tier. This replaces the typical first site visit.

  4. Step 4

    Site visit + design consultation

We visit your home, take measurements, and run a full design consultation. Valve locations, niche placement, tile patterns, fixture finishes, electrical layout. We cover every detail so nothing surfaces as a surprise during construction.

  5. Step 5

    Final proposal

You receive a line-item proposal with confirmed scope, material selections, trade costs, and a day-by-day construction schedule. Once signed, we order materials and schedule the trades.

  6. Step 6

    Construction

Demo to final walkthrough. We're on-site managing every phase: framing, plumbing, electrical, HVAC, waterproofing, tile, finish carpentry, paint. After demo, we walk you through the exposed space to confirm nothing unexpected affects the plan.

Common Questions

What Chicago homeowners ask us most.

Short answers to the questions we hear most. If you want specifics for your bathroom, the quote form takes five minutes.

It depends on the size of your bathroom and the scope of work. A powder room runs $6,000 to $8,000 in labor. A standard bathroom runs $14,000 to $21,000 in labor, depending on whether it has a tub, a shower, or both. Larger or more complex builds go higher. Fill out our quote form and our team sends you a preliminary estimate within 24 hours. Real numbers, not a sales pitch.

Most projects run 1 to 5 weeks once construction starts. A powder room takes about a week. A full bathroom with tile and a tub/shower combo takes about three. Our team builds a day-by-day schedule for every project and pads the timeline by a day or two so you're never caught off guard.

It depends on scope and location. Suburban municipalities require permits for most remodeling work. In the city, it's a judgment call based on whether you're making structural, plumbing, or electrical changes. Our quote form captures your location and scope so we can flag permit requirements before you commit to anything.

A Finish Pack is how we help you anchor your remodel to a budget before picking a single tile. We offer three tiers (Essential, Mid-Range, and Premium), each representing a range of materials and finishes at a different price point. Pick a tier in the quote form, and we walk you through specific options during your design consultation. You're not locked in. If something from a higher tier catches your eye, we show you the cost difference on the spot.

Your project is run by one licensed general contractor with over 10 years of experience. We handle the consultation, design walkthrough, subcontractor coordination, and day-of oversight, so your project manager and your general contractor are the same person. After demo, we walk you through anything unexpected behind the walls before work continues.
